How Much Does a Single-Level Garage Cost in Massachusetts? (2026 Prices by Size)

A single-level garage from Hometown Structures costs about $44,605 for a 24x24 and about $71,790 for a 28x48, installed and before the foundation. A two-car garage typically falls between $44,600 and $61,000. Larger layouts with a workshop bay or a third bay run from about $61,000 to $72,000. Those are 2026 prices from our price book. They include labor and materials, so the garage is built and finished on your foundation. They don't include the foundation, excavation, sales tax, or mileage if your site is a good drive from our Westfield, Massachusetts base. This guide walks through the sizes people ask about most, what each one costs, and what moves the number up or down. We wrote it in plain sentences on purpose. If you want to run your own combination, the garage pricing calculator will do it in real time.

What do the prices in this guide include?

Every price below is for a site-built, single-level garage with T1-11 siding, 8-foot walls, and a 6/12 roof pitch. That's our standard starting point.

"Installed" means we supply the materials and our crew builds it. Roof trusses are made in-house, and the walls are framed on your foundation after it's poured, so they're cut to fit your actual slab.

Here's what comes with it. Every garage quote includes two overhead doors, a single entry door, and four windows. That's the same at every size, so a 30x40 still includes two overhead doors. If you want more, such as four doors on the long side of a 24x48, we add the extra two to the standard package.

Here's what's not in the price:

 • The foundation and excavation. Every garage needs one. Estimates for each size are below.
 • Mileage. Our crews work out of Westfield. Projects farther from Westfield may have a mileage charge, and we'll show it on your quote.
 • Sales tax. Massachusetts sales tax applies to part of the build price. Foundation work isn't taxed.

We don't do electrical work, plumbing, insulation, or interior finishing. None of it is included or quoted, so plan for those with your own contractors.

How much does a 24x24 garage cost?

A 24x24 single-level garage costs $44,605 with T1-11 siding. With vinyl siding, it's $46,800.

It's the practical two-car size. Two cars fit side by side, and the doors open without drama. It's snug if you drive full-size trucks or SUVs, and there's not much room for a workbench.

How much does a 24x28 garage cost?

A 24x28 costs $47,715 with T1-11, or $50,060 with vinyl. Four more feet of depth is $3,110 more than the 24x24. That depth gets you a full-size pickup without the nose pressing on the door, plus room to walk around the vehicles.

How much does a 24x32 garage cost?

A 24x32 costs $50,840. The extra depth over a 24x28 buys you a work area across the back wall. It's a common choice for people who want to park two cars and still have a corner for tools and a mower.

How much does a 24x36 garage cost?

A 24x36 runs $53,960. At 36 feet deep, you can park two cars and still have real workshop space behind them, or park cars end to end. If you're on the fence between a 24x32 and a 24x36, the extra depth is $3,120 and it's hard to add later.

How much does a 28x28 garage cost?

A 28x28 costs $53,810. That's nearly the same price as a 24x36, but it gives you width instead of depth. Two wide bays feel noticeably more comfortable, and there's room for shelving along the sides.

How much does a 28x32 garage cost?

A 28x32 is $57,405. It's a good fit if you're parking a truck and an SUV and want a workbench along the back wall without feeling squeezed.

How much does a 28x36 garage cost?

A 28x36 costs $61,000. It fits two cars with serious workshop space, or two cars plus a boat, ATV, or trailer.

How much does a 30x36 garage cost?

A 30x36 is $63,875. Two extra feet of width over the 28x36 adds $2,875. It's a good in-between size when you want wider bays or a side aisle.

How much does a 30x40 garage cost?

A 30x40 costs $67,655. It's a big building. People choose it for a three-car layout, or for two cars plus a full shop. If you're deciding between a 30x40 and building two smaller structures, the single building is usually the simpler job.

How much does a 24x48 garage cost?

A 24x48 costs $63,290. It's long and narrow, which suits deep lots, tandem parking, or a long shop bay. That's almost exactly the price of a 30x36 ($63,875), but the shape is completely different, so think about your lot before you think about the number.

How much does a 28x48 garage cost?

A 28x48 costs $71,790. It's the biggest size we've covered here. It's room for four vehicles in a deep layout, or a few cars and a full workshop.

What does the foundation add?

The foundation is a separate scope, and it's a big one. A detached garage in Massachusetts needs a frost-protected foundation, which means a footer, a stem wall below the frost line, a slab, and the excavation to get there.

Our estimates for common sizes, including footer, frost wall, slab, and excavation:

For a 24x24, expect about $25,330. A 24x28 runs about $27,960, and a 24x32 about $30,580. A 24x36 is about $32,785. A 28x28 is about $30,820, a 28x32 about $32,565, and a 28x36 about $34,300. A 30x36 runs about $35,300 and a 30x40 about $39,340. For the long buildings, a 24x48 is about $39,510 and a 28x48 about $43,190.

Put together, a 24x24 garage plus foundation is roughly $69,900. A 28x36 plus foundation is roughly $95,300. A 30x40 plus foundation is roughly $107,000.

These are estimates. Your real foundation cost depends on soil, slope, ledge, access, and how much digging your site needs. You can use us for the foundation or hire your own concrete contractor. Our foundation and excavation cost guide has the details.

What makes a single-level garage cost more?

Four things move the price most.

Wall height. The standard is 8 feet. Ten-foot walls add about $6,300 on a 24x24 (it becomes $50,910) and about $7,900 on a 28x36 ($68,875). Twelve-foot walls bring a 24x24 to $52,505 and a 28x36 to $70,720. Taller walls matter if you have a lifted truck, a van with a roof rack, or you want a car lift.

Roof pitch. A 9/12 roof costs more than a 6/12. On a 24x24 it adds about $2,150 (it becomes $46,755). On a 28x36 it adds about $3,445 ($64,445). It gives you a steeper, more traditional look and sheds snow well.

Siding. Vinyl adds about $2,200 on a 24x24, about $2,700 on a 28x36, and about $2,800 on a 30x40. T1-11 takes paint well and holds up in New England. Vinyl never needs painting. Upgrades like shiplap, board and batten, HardiPlank, cedar clapboard, and cedar shakes cost more, and the calculator shows each one by size.

Roofing. Metal roofing is available as an upgrade, and the calculator prices it for your exact footprint.

Why can prices vary from one garage company to the next?

Mostly because of how the garage is built.

Prefab garage companies build wall panels in a shop and truck them to your site. That can be faster, and it can be cheaper on paper. But panels are built to a drawing, not your slab, and trailer size limits what's possible. If your foundation is a half inch off, someone has to fix it on-site.

We build on-site. Trusses come from our own shop, and walls are framed to your actual foundation after it's poured. Our crews are local, so if something needs attention later, we're a short drive away and not out of state. Our guide to prefab garages in Massachusetts compares the two approaches honestly, including where prefab wins.

What about a garage with a loft or a full second floor?

If you need space above the cars, there are two step-ups from the single-level.

A garage with a loft, which some people call a story-and-a-half, adds usable storage or hobby space above the bays. We cover it in How Much Does a Garage with a Loft Cost in Massachusetts?.

A full two-story garage gives you a complete second floor. We cover that in How Much Does a Two-Story Garage Cost in Massachusetts?.
