Frost-Protected Foundations for Accessory Structures in Massachusetts
Some structures can sit on a stone pad and do just fine. Others can't — and if you put the wrong foundation under the wrong structure in Massachusetts, you'll know it within a few winters. This post covers frost-protected foundations: what they are, when they're required, and what they look like in practice.

Getting the Foundation Right
Frequently Asked Questions
The frost line in Massachusetts is 48 inches. That means the ground can freeze to a depth of four feet in a typical New England winter. Any foundation that doesn't extend below this depth is subject to frost heave — the ground shifting as it freezes and thaws — which can crack concrete and move structures out of level over time.
A stem wall foundation is a perimeter foundation system used for garages and similar structures. It consists of a concrete footer at the base — typically 8 inches tall and 16 inches wide — with a concrete frost wall built on top of it. The frost wall rises 48 inches to grade level, and the concrete slab is poured inside the perimeter. This system puts the footer below the frost line so seasonal ground movement cannot heave or shift the foundation.
A monolithic slab is technically permitted for garages under 600 square feet in Massachusetts, but we don't recommend it. Concrete has poor tensile strength, and a monolithic slab that isn't anchored below the frost line is likely to crack from seasonal frost heave. A stem wall foundation is the right approach for a garage regardless of size.
Pergolas and pavilions are anchored with helical piers or Sonotubes (formed concrete piers) driven or poured below the 48-inch frost line. Because these are open structures without enclosed walls or a concrete floor, they don't require a full perimeter foundation — but their post anchors still need to go below the frost line to prevent seasonal movement.
