Do I Need a Foundation for My Accessory Structure in Massachusetts?
Yes — every accessory structure needs some kind of foundation. The real question is what kind, and that depends on what you're building, how big it is, and how it's configured. Here's how to think through it.

Frequently Asked Questions
Yes — every accessory structure needs some type of foundation. For smaller sheds and similar structures, a stone pad is typically appropriate. For garages and larger structures, a frost-protected foundation is required. The type of foundation depends on the structure's size, height, and intended use.
A frost-protected foundation extends below the frost line — 48 inches in Massachusetts — so the ground freezing around it cannot shift or heave the structure. A non-frost-protected foundation, like a stone pad, sits at or near the surface and does not go below the frost line. Non-frost-protected foundations can experience minor seasonal movement but are appropriate for many shed and greenhouse applications.
For a single-story structure with sidewall height of 10 feet or less, a non-frost-protected stone pad is acceptable up to 600 square feet. For two-story structures or structures with sidewall height greater than 10 feet, the limit is 400 square feet. Above either threshold, a frost-protected foundation is required by Massachusetts building code.
Even though a small garage under 600 square feet may technically be allowed on a non-frost-protected foundation, we don't recommend it. Concrete has excellent compressive strength but poor tensile strength — frost heave will crack a slab that isn't properly anchored below the frost line. For a garage, a frost-protected stem wall foundation is the right approach regardless of size.
